If you need advice on which documents to choose or have questions about Florida law, you should consult a licensed Florida attorney.
Standard turnaround is 24 to 72 hours from the time we receive your signed agreement, completed intake form, and 50% deposit. Rush service is available for an extra $50 per document, with delivery in 24 to 48 hours. Many contractor documents can be turned around same-day during business hours when the deposit and intake are in by morning.

The full estate bundle includes all five core documents: Power of Attorney, Healthcare Surrogate with HIPAA Release, Living Will Declaration, Last Will and Testament with Self-Proof, and an Enhanced Life Estate (Lady Bird) Deed if you own real property. $499 covers a single person; $849 covers both spouses with mirror documents. Notarization coordination is included. Recording fees for the Lady Bird Deed are billed separately at actual cost plus a $50 processing fee.
A Lady Bird Deed (officially called an Enhanced Life Estate Deed) lets you keep complete control of your home during your lifetime — you can sell it, mortgage it, or change your mind — and automatically transfers it to your chosen beneficiary at your death without going through probate. It's a Florida favorite because it avoids probate fees, keeps your homestead protections, and doesn't trigger gift tax. We can't tell you whether it's right for you, but if you've decided you want one, we prepare and record them efficiently.
Florida law requires a recorded Notice of Commencement for any private construction project over $5,000 (or HVAC work over $15,000). It must be recorded with the county clerk and posted at the job site before the first inspection. Without one, owners risk paying twice for the same work, and contractors face permit and inspection delays. We prepare it on the official county form, coordinate notarization, and handle recording — typically within 24 to 48 hours when needed.
A 50% non-refundable deposit is required before drafting begins. The remaining balance is due before your signing appointment. We accept Zelle, Cash App, Venmo, debit/credit cards, and cash. Payment links are sent with your invoice for convenience.
